I think they will grow on 100 % perfect conditions. (Enough water for the roots of the tree, magnesium, chlorid, sodium etc.)

Only when it matches 100%. So it´s totally unlikely, because in different seasons the supply will change.
Thats why it´s so totally rare, because it will only successfuly grow all 1000 years or something like that. ^^

Well it logicaly grows on trees, but i think the trees grow randomly anywhere around the world and one tree only bears one fruit. Also, once a type of fruit has been grown, no other trees of that type would grow.

I dont think the conditions to grow a Devil Fruit must be 100%. Choppers DF grew in Drum Kingdom and that place is full of snow,right? not exactly a good condition for normal plants to grow.

I think the DF came from Diablo Isle. The most dangerous and deadly of all islands on the Grand Line. The fruit that leave the island are brought with sailors or they migrated with minor deamons.

Another theory. Every island on the Grand Line produce their own individual DF. The DF is in fact the heart of the island. When someone eats the DF they gain the dormant powers of the island.
